For General Contractors

The Site Prep Sub You Don't Have to Babysit

Excavation, trenching, breaking, demo, grading. Dialed in for custom homes, ADUs, and commercial buildouts. We hit the start date, work clean, and hand off ready for the next trade.

Site prep crew working on a custom home foundation in Northern California.

We're the site prep sub GCs call when they need the first phase done right. Excavation, utility trenches, concrete and asphalt removal, demolition, rough grading. We show up on the day we said, leave a clean site, and the next trade can roll the next morning. One sub, one number, one cleanup.

On the Schedule, On the Day

We commit to your start date and hit it. No "we got pulled to another job" calls the night before.

One Sub, Multiple Trades

Dig, trench, break, demo, grade. One PO, one COI, one foreman. Less coordination on your plate.

Clean Handoffs

Site left ready for the next trade. No leftover spoils, no half-grubbed corners, no "we'll come back."

What We Do for GCs

From Bare Lot to Ready for Foundation

The dirt work, breaking, and grading that happens before your framing crew rolls in.

New Construction

Custom homes, ADUs, additions. Site clearing, footing dig, utilities, rough grade. Bare lot to ready-for-foundation.

Tear-Down + Rebuild

Demo old structure, haul off, grade for the new one. Permits handled, utility disconnects coordinated.

Tenant Improvements

Slab cutouts, concrete removal, utility tie-ins, ADA upgrades. Saw-cut clean for commercial buildouts.

Final Grade & Punch

Last-mile dirt work, drainage swales, finish grading before landscape rolls. Closeout the dirt scope clean.

How We Work With Your Office

We run our process the way GCs want subs to run. Documented, written, no surprises. Here's what every job looks like.

  • Site walk with you, the super, or the architect to scope the work right.
  • Written quote within 24 hours, itemized by phase so you can pass it through clean.
  • COI and prequal docs the same day you ask. Additional insured, no problem.
  • Permits and 811 locates handled or coordinated, whichever your office prefers.
  • Single point of contact (Dardi) for the whole job. No phone tag with dispatch.
  • Photos and a written closeout when we leave the site. Everything documented.

Insurance and Compliance: Handled

$1M general liability, full California workers comp, prequal docs ready. Send your COI and additional insured requirements with the job address and we have them back the same day. We work clean with your safety officer and won't be the sub that slows your buildout.

Billing & Scheduling

How We Price and How Fast We Slot In

Built around how GCs actually run jobs. Lump sum, T&M, or a mix.

Billing

Lump sum, T&M, or both

Whatever fits the job. Defined scope is lump sum. Unknowns get a not-to-exceed time and materials clause.

  • Lump sum for clearly scoped work, itemized by phase
  • T&M with a not-to-exceed for unknowns (buried debris, wet soils)
  • Progress billing tied to milestones for longer jobs
  • Every change order in writing before we touch it

Lead Time

How fast we can get on it

Loop us in early and we lock the date. Tight schedules and emergencies, we usually slot in within the week.

  • Standard scoped work: 1 to 2 weeks
  • Tight schedule or emergency: 3 to 5 days when possible
  • Small jobs (slab cutout, short trench): 1 to 2 days
  • Tear-down + rebuild prep: 1 to 2 weeks on site

Services GCs Hire Us For

Pick a Service or Bundle the Phase

Most GC jobs combine 2 or 3 of these into one scope. One quote, one crew.

Common Questions

What GCs Ask Before They Hire Us

Are you licensed and insured to work as a sub?

Yes. We carry $1M general liability and full California workers comp. Send your COI and prequal requirements with the job address and we will have them back the same day. Most GCs add us as an additional insured on the project policy with no issue.

How fast can you get on a job?

For scoped work, typical lead time is 1 to 2 weeks. For tight schedules and emergencies, we can usually slot in within 3 to 5 days. The earlier you loop us in on the schedule, the easier it is to lock the start date and protect your downstream trades.

Do you handle permits and 811 locates?

Yes on both. We pull or coordinate demo and grading permits when our scope requires them, and we always call in 811 locates before any digging. If your office is pulling permits in-house, we will hand you the docs we need on the permit and confirm the inspection timing.

How do you bill, lump sum or T&M?

Whatever fits the job. Defined scope work is lump sum, itemized by phase so you can pass it through clean to the owner. Unknowns like buried debris or wet soils get a not-to-exceed time and materials clause. Either way, every change order goes in writing before the work happens.
